Challenge
Property documentation has always been split between two worlds: indoor and outdoor, with no way to bring them together. RoomPlan and LiDAR each do their job well in isolation, but the data they produce does not align. Field teams ended up juggling separate tools for rooms, sketches, photos, and measurements, with no unified project view and no way to merge everything into a single coherent plan.
The core problem: indoor rooms and outdoor plots were scanned with different technologies that could not be reconciled. Separately scanned spaces could not be combined into one 2D floor plan or viewed as a complete 3D model of the property. A single iOS app that handles the full property scan, inside and out, within one unified workflow.
For indoor spaces: guided room scanning via Apple RoomPlan, with a smart manual-connect fallback for incomplete scans so no work is ever lost. A sketch portal lets users edit and annotate floor plans post-scan. Multi-floor support is built in, and everything exports to PDF with images and measurements.
For outdoor areas: LiDAR scanning covers the surrounding plot and exterior terrain. Photo capture is tied directly to the scan flow. The app generates orthophoto projections and bird's-eye views of the site, and produces a full textured 3D mesh of the outdoor area by recording video, selecting the best frames, and fusing them with LiDAR data. Outdoor results also export to PDF with floor plans, photos, and measurements.
The result is one app, one workflow, one report.
